Living here
A gated beach strip inside Dubai Harbour
You buy from Emaar, but the harbour's promenade, marina and bridge are another developer's responsibility.
A gated waterfront strip between Palm Jumeirah and Dubai Marina, with its own access to Sheikh Zayed Road. The counts beside this are Emaar's own: towers, homes, shoreline and retail from its pages, and the two areas from its release of January 2018, not restated since.
The distinction that matters here is not on any brochure. Emaar Beachfront is a plot inside Dubai Harbour, and Dubai Harbour is not Emaar's: the Dubai Media Office names Shamal Holding as its developer in its releases of 2025 and 2026. So the company selling you the flat is not the company answerable for the harbour's promenade, marina or bridge, and Emaar is a plot developer here rather than the master developer it is elsewhere.

Prices
Asking prices for single remaining units
Emaar prints an asking price against each unit number still for sale, so a price here is for one flat on one day and goes when that flat sells.
Sales opened in January 2018 and Emaar still lists its remaining units. A price tied to a unit number goes with the unit, so the figure here carries the day it was read; ask and we send today's list rather than last week's.
- From, on the dayAED 3,594,888
Emaar's own figure, read on its inventory page on 12 September 2026. It belongs to one remaining unit and goes when that unit does.
- What the inventory isRemainders, unit by unit
The developer prints a unit number, an area and a price on each line. That is a list of what is left in the towers, not a price list for the community.
- EstimatesNone
No price here is an area multiplied by a rate; each is an asking price or a median of registered sales.
- Marsa Dubai district, registered salesAED 47,966/m²DLD
The median of 327DLD flat sales registered with the Land Department between 1 January and 17 September 2026 — a price actually paid, not asked; our computation on the open-data snapshot.
