Developers
Who builds in Dubai and Abu Dhabi
For each developer: who signs your contract, what is registered, what it says it has delivered, and what it has not yet published.
Aldar Properties
Aldar, the listed Abu Dhabi developer with audited accounts: master developer of Saadiyat, Yas, Al Raha and Reem, and what that means when you buy one home.
Azizi Developments
Azizi Developments before you sign: private, with no published accounts, handovers from Al Furjan to Palm Jumeirah, and no handover date yet at Azizi Venice.
Binghatti
Binghatti before you sign: private shares but listed sukuk and a Moody's rating, every project under one legal entity, and the towers finished in 2026.
DAMAC Properties
DAMAC before you sign: private since 2022 with no audited accounts, the project company that holds your contract and escrow, and its own handover figures.
Emaar Properties
Emaar before you sign: listed in Dubai, Dubai Holding its largest shareholder since 2026, master developer at some addresses and a plot developer at others.
Nakheel
Nakheel, part of Dubai Holding since 2024: master developer of Palm Jumeirah, Palm Jebel Ali and Dubai Islands, with handovers under way at Jebel Ali Village.
Sobha Realty
Sobha Realty before you sign: a private Dubai company, separate from the listed Sobha Limited in India, and its projects from Sobha Hartland to Sobha One.
A developer not listed here
Name the company. We read the registry and send what is on file, not what we were told.
How we work
Registry and accounts, not the ad campaign
Listed developers publish audited accounts; for the rest, the company registry is the only document.
Where a company is listed, its accounts are audited and public; where it is not, the registry is the only document. Either way you see what can be checked and what cannot — a delivery record is the line every buyer wants and the one no developer publishes.
The company's own words about its projects are its brand to use. Repeating them here would tell you nothing you could verify.
