How we work
Medians of paid prices, not asking prices
Only registered sales, medians rather than averages, and every table with its date.
The Land Department publishes the transactions of the current year on its open-data page. We take the whole year in windows small enough to arrive in one piece, drop rows that repeat field for field, and compute medians and quartiles rather than averages, because one penthouse moves an average and not a median.
A figure here is what a buyer paid on the day a sale was registered. It is not what a listing asks, not what a bank would lend against, and not a forecast.
