The launch
Marina, beaches and a cycle loop
Announced by the Abu Dhabi Media Office in July 2026 — a government release, and so far the only primary document about the project.
Marsa Al Saadiyat was launched on 22 July 2026. The figures beside this text come from that release unless their mark names another source.

What Aldar has not published yet
Prices, floor plans, the payment plan and the escrow account are still to come; a price or escrow number quoted today is not Aldar's.
- Sales opening—
the release names a half-year, not a date
- First phase—
no phase has been named yet
- Layouts—
neither the unit mix nor the floor plans are out yet
- Prices—
a figure quoted for this address today is a district average, not its price
- Payment plan—
published with the sales launch, not before
- Project number—
assigned when the project is registered for sale, which has not happened yet
- Escrow account—
opened when the project goes on sale; an escrow number quoted before then is invented

When Aldar publishes the schedule, the floor plans or the escrow registration, we send them the same day, with the document.
Marsa Al Saadiyat — the project's own site, with the eight-page overview in four languages
Location
Drive times to the Louvre, NYU and airport
Saadiyat is an investment zone, so a foreign buyer holds freehold; the museums, beaches and universities are the island's, not the project's.
The drive to the Louvre Abu Dhabi is about 20 minroad graph on the road network; to NYU Abu Dhabi about 15 minroad graph; to the airport about 35 minroad graph. Each time is computed on the road map on the date in its mark, not taken from marketing.
The developer
Aldar, the listed master developer of Saadiyat
Aldar's accounts are audited and public, but its terms for this project are not yet published — two separate questions.
Aldar Properties is the master developer of Saadiyat, and of Yas, Al Raha and Reem, with a land bank of about 65M m²Aldar. It is listed on the Abu Dhabi exchange, which means its accounts are audited and public — an unusual amount of daylight for an off-plan counterparty.
