The community is not yet on the map, so times run from neighbouring Hidd Al Saadiyat; Muna British Academy is the nearest school, and every time is for a clear road.

Mangrove villas inside a protected landscape
Villas in clusters across three zones, each with its own architecture, set in protected nature — but the launch terms were for UAE nationals only, and that is the first thing to check.
The brochure lists an eco-corniche, a linear park, an amphitheatre, courts, a climbing wall, an adventure park, an outdoor cinema, a farmers' market, mosques and three majlises, besides the schools, nurseries, shops and clinic. These counts come from the brochure and not from the release, so they are Aldar's plans of 2022 rather than a survey of what stands there today.
One line matters more than all of them. The launch release restricted the first community to UAE national buyers, and no primary document published since resolves the position for the phases now selling. We ask Aldar directly and tell you the answer before anything else, because on this community it decides whether there is anything to discuss.

The launch release of 24 October 2022 says the first community was available exclusively to UAE national buyers, and the brochure repeats it. No primary source published since says whether that applies to the phases selling now, and a broker's page is not taken as one. Saadiyat is a designated investment zone, so where a sale is open to a foreign buyer it is freehold.

Prices
Launch price from 2022, extras not included
Aldar's only published price is the first phase's starting price of October 2022, and by its own floor-plan note the pool, the garden pod and the lift are not included in it.
That note is not small print: it answers what a buyer gets for the money.
The phases on sale now have no published price. Name the phase and the format and we send what is asked today, with the date and the source of each figure, and the answer on who may buy.

Al Ghaf, Al Sidr and Ethir phases
Aldar lists Al Ghaf 1 and Al Ghaf 2, then Saadiyat Lagoons Phase 2 as Al Sidr and as Ethir; by the launch release of 24 October 2022 construction was to start in the second quarter of 2023 and handover to begin in the second quarter of 2026, and Aldar has confirmed neither since.
