Living here

An office district that people now live in

Towers by many different developers line a canal that runs from Dubai Creek to the sea, opposite Downtown Dubai, with a promenade, a water bus and the Red Line.

The Dubai Water Canal and the Business Bay Canal run 12 kmMedia Office together from the Creek to the sea; the newly dug stretch that joins them to the sea is 3.2 kmMedia Office. The project cost AED 3.7bnMedia Office and carries 3Media Office road bridges and 5Media Office footbridges, by the authority's own account of its opening in November 2016.

Along the canal, Dubai Properties' Marasi Business Bay promenade lists 1,250Dubai Properties berths. That is one developer's project and its own figure, not a count for the district.

The land register splits the district in a way no map does. Emaar sells its Avarra by Palace tower as Downtown Dubai; the Land Department files it in Business Bay. For prices and sales counts, a tower belongs where the Land Department files it, not where it is marketed.

Prices

Finished and off-plan flats: two different markets

Registered sales this year put finished flats at a lower median per square metre than off-plan ones, which price towers not yet built.

The off-plan median is the higher one, and that is not a premium on the same thing. It prices towers that do not stand yet against flats in buildings that do: two products, registered in the same district. A median is not the price of any one flat.

Name a building and a format and we send what is asked for it today, with the date and the source of each figure.

  • Completed flats, registered salesAED 19,781/m²DLD

The median of 1,576DLD sales of completed flats registered with the Land Department under its area BUSINESS BAY between 1 January and 17 September 2026 — prices actually paid, not asked; our computation on the open data, the same figure as on our prices-by-area page.

  • Off-plan flats, registered salesAED 29,173/m²DLD

The median of 1,875DLD sales of flats not yet built registered with the Land Department under its area BUSINESS BAY between 1 January and 17 September 2026 — prices actually paid, not asked; our computation on the open data, the same figure as on our prices-by-area page. An off-plan sale prices a building that does not stand yet, so the two lines are not one market.

  • Starting price for the areaset tower by tower

No master developer and no government body prints a price for Business Bay as a place; developers price their own towers, one launch at a time.

New launches

New towers by Binghatti, Sobha, Omniyat and Emaar

By the Land Department's records of 12 September 2026, 19DLD projects in Business Bay were under way and 8DLD finished; those records hold only projects dated 2026, so an older tower missing from them still exists.

  • Other projects

Among the active rows are Binghatti Skyrise, Binghatti Aquarise, Sobha SkyParks, Avarra by Palace and Lumena Alta by Omniyat; each has its own project number and escrow account in the register. Name the tower and we send its entry on the day you ask.

Land Department data and government releases

Prices and project counts come from the Land Department, the canal from the Roads and Transport Authority and the berths from one developer; no master developer publishes figures for Business Bay as a whole.
