Living here
Lived in, and still mostly being built
Flats on the creek beside Ras Al Khor Wildlife Sanctuary, with a yacht marina and parks; some towers are lived in, and most are still being built.
The community began on 7 October 2013 as a joint venture of Dubai Holding and Emaar under the name The Lagoons. In August 2022 Emaar announced it would buy Dubai Holding's share for AED 7.5bnDubai Holding, half in cash and half in shares, subject to finalisation.
Three things are sold with this community, and only one of them is moving on paper. The metro station is approved and scheduled; the tower designed for the creek has had no dated milestone since its foundations in 2017; and Dubai Square is described by Emaar as a project.
Ras Al Khor Wildlife Sanctuary lies next door and belongs to Dubai Municipality, not to the development. Its first phase of works under a contract signed in June 2025 is due to finish by the end of 2026.

Prices
Mostly off-plan: what buyers paid this year
Seven in ten flats registered here this year were bought off-plan, most under the area name Al Khairan First, where Emaar's current launches are filed; finished flats sit under Dubai Creek Harbour.
A median is not the price of any one flat. Floor, view across the creek and the phase a tower belongs to move a price more than the community does.
Name a building and a format and we send what is asked for it today, with the date and the source of each figure.
