Living here
Homes around a golf course and a park
A finished, lived-in estate of villas, townhouses and flats around a golf course, Dubai Hills Park and a mall, where almost every published figure is Emaar's own.
Emaar is the master developer and describes the estate as a joint venture with Meraas, which became part of Dubai Holding in June 2020. It sits at the junction of Al Khail Road and Umm Suqeim Road.
Emaar's plan of 2017 put over 4,400Emaar villas and townhouses and 22,000Emaar apartments around the course. That was a plan for the estate at launch, not a count of what has been built, and no count of what stands has been published.
The same release promised a dedicated link to the Dubai Metro. There is no station, and the one line now under construction, the Blue Line, runs elsewhere. The drive to the nearest station is in the minutes above.

Emaar's page says both 2,700 acres and over 11 million square metres; the two agree within rounding.

Eighteen holes, by Emaar.
- Parks and open space1.45M m²Emaar
Emaar's figure today. Its 2017 release gave a larger green area that included the golf course; only today's figure is carried.

- Cycle routes54 kmEmaar
Emaar calls them a bicycle route on one page and jogging and cycling tracks on another.
- Schools3Emaar
Emaar's count. Which schools stand inside the estate rather than beside it could not be checked against the education regulator's directory, so none is named.

- Metro stationnone, and none under construction
The Blue Line whose foundation stone was laid on 9 June 2025 does not pass through the estate, by its route in the Dubai Media Office release.
Prices
Villas and flats, under two area names
The Land Department files the estate under two names, Dubai Hills for most finished flats and the villas and Hadaeq Sheikh Mohammed Bin Rashid for most towers still being built, each with its own registered prices.
Under Dubai Hills, finished and off-plan flats were registered at similar rates this year, which is not the pattern in Business Bay or Downtown Dubai. A median is not the price of any one home: the cluster, the view of the course and the size of the plot move a villa price more than the estate does.
Name a villa cluster or a building and we send what is asked for it today, with the date and the source of each figure.

Most of the estate's newer towers are filed under this name.

New launches
Palace Residences, Eden Hills and other new towers
Under Hadaeq Sheikh Mohammed Bin Rashid, an area wider than the estate, the Land Department listed 5DLD projects as under way and 12DLD as finished on 12 September 2026, counting only projects dated 2026 and not all of them Emaar's.
