Living here
Finished, with metro, tram and water bus
Emaar built the district and Emaar Community Management runs it; metro, tram and water transport all stop here today, which is unusual in Dubai.
The marina is a canal of 3.5 kmEmaar by Emaar's page, lined by the Marina Walk, Pier 7, Marina Plaza and the Dubai Marina Mall. Emaar gives the mall over 140Emaar stores on about 36,200 m²Emaar of retail space, converted by us from its figure in square feet.
The Dubai Marina Yacht Club runs two marinas, East Marina and West Bay Marina, under Emaar Hospitality. Its berth count could not be confirmed on the club's own site.

- OwnershipNamed in Regulation No. 3 of 2006
Dubai Marina is one of the areas where the regulation allows a buyer of any nationality to hold freehold, on the plots it lists by number. Which building stands on which plot needs the Land Department's maps, which are not published with the text.

Prices
A resale market: what buyers paid this year
Nearly every flat registered here this year was already built, so the finished-flat median, from more than a thousand sales, is the marina's price level; the off-plan median rests on a few new towers.
A median is not the price of any one flat. Floor, view and the age of the building move a price in the marina more than the district does.
Name a building, or a format and a view, and we send what is asked for it today, with the date and the source of each figure.
- Completed flats, registered salesAED 19,367/m²DLD
The median of 1,256DLD sales of completed flats registered with the Land Department under its area DUBAI MARINA between 1 January and 17 September 2026 — prices actually paid, not asked; our computation on the open data, the same figure as on our prices-by-area page.
- Off-plan flats, registered salesAED 28,323/m²DLD
The median of 96DLD sales of flats not yet built registered with the Land Department under its area DUBAI MARINA between 1 January and 17 September 2026 — prices actually paid, not asked; our computation on the open data, the same figure as on our prices-by-area page. Few flats here are sold off plan, so this median rests on far fewer sales than the one above.
- Starting price for the communityset flat by flat
Emaar prints starting prices for the towers it is selling that week; the community is mostly resale, and resale asks are set flat by flat.

New towers in a finished district
On 17 September 2026 Emaar was selling Vida Residences Dubai Marina, Marina Shores, Marina Cove and 52|42 here, a shopfront on that date rather than a list of the whole marina.
