Azizi Developments as a counterparty

Azizi Developments before you sign: private, with no published accounts, handovers from Al Furjan to Palm Jumeirah, and no handover date yet at Azizi Venice.

  • Checked2026-09-12

The company

Private, with no published accounts

There is no annual report, revenue or balance sheet, so every figure Azizi gives about its own scale is self-reported, undated and without a breakdown.

Azizi Developments was founded in Dubai in 2007. Mirwais Azizi is its founder and chairman, Farhad Azizi is group chief executive, and the company's offices and sales gallery are at the Conrad hotel on Sheikh Zayed Road. Azizi Developments is part of Azizi Group, which its own material names and nowhere defines.

Where Aldar is listed and files audited accounts, there is nothing of that kind to read here. What can be checked is what the Land Department's register holds, and the handovers the company itself has announced with names and dates.

  • 2007Founded in Dubai

The year on the company's own history page and in the corporate page of its brochures. The company is private, and nothing finer than the year is published.

  • 2016Handover: Yasamine, Feirouz, Liatris and Orchid, Al Furjan

From the company's own timeline, which is where this delivery record comes from.

  • 2019Handover: Azizi Aliyah, Dubai Healthcare City
  • 2020Handover: Azizi Samia, Azizi Farishta and Azizi Aura

Al Furjan and Downtown Jebel Ali, on the company's timeline.

  • 2021Handover: Azizi Mina on Palm Jumeirah and Azizi Shaista in Al Furjan
  • 7 August 2025Own release: Azizi Riviera enters its final handover phase

53Azizi buildings of 75Azizi handed over — the first three phases complete and five buildings of the fourth — with the rest said to be on schedule. Named building by building, which nothing else this company publishes about delivery is.

  • 18 February 2025Own announcement: sales open at Burj Azizi

Announced at 725 mAzizi and described by the company as the world's second-tallest tower. It is an announcement with a date, not a building.

  • 2025Own timeline: land leased in Abu Dhabi

440,000 m²Azizi from AD Ports Group, by the company's own timeline. No project on that land has been published.

  • 28 July 2026Own release: handover begins at Azizi Central, Al Furjan

97Azizi homes in one building, counted by bedroom type in the release. The most recent handover the company has announced.

  • —Delivery record: partial

Half of it exists. What the company hands over it does announce, with names and dates, and the Riviera release counts buildings one by one. The other half does not: no promised date set against an actual date for any project, no breakdown behind the company's own aggregate claim, and no audited accounts to check either against.

Who signs

One name, many registered projects

A community sold under one marketing name is several registered projects, each with its own plot, project number and escrow account — and a contract attaches to one of them.

Azizi Venice is the clearest case: 16Land Department registered projects in the Madinat Al Mataar zone under one name, of which the company's releases describe only the first phase. Names that appear in its marketing — a mansion collection, an opera quarter — exist in no register at all.

By the company's own catalogue its master-planned communities are Azizi Riviera in Mohammed Bin Rashid City, Azizi Venice in Dubai South and Azizi Milan, with Burj Azizi announced alongside them, and its projects stand in Al Furjan, Palm Jumeirah, Dubai Healthcare City, Studio City, Sports City, Dubailand and Downtown Jebel Ali. A community in Sharjah has been announced by release. Ask us for the register entry and you get the entity, the project number and the escrow account rather than the brochure.

Not published

Handovers named, but no on-time record

Azizi names the buildings it hands over, with dates, but never sets a promised date against an actual one.

The half that exists: named buildings, handed over, with dates, in the company's own releases. The half that does not: a promised date set against an actual date for any of them, and any breakdown behind the aggregate the company quotes for itself.

So neither claim — that Azizi delivers on time, or that it runs late — can be supported. What can be given is a construction percentage with the date of the release it came from.

Ask about a specific project

  • Audited accounts—

the company is private and publishes no annual report, revenue or balance sheet, so nothing about its size has been through an auditor

  • Homes delivered, as a checkable number—

the company claims over 45,000Azizi homes handed over and about 150,000Azizi units under construction, with no breakdown by project or date and no outside check

  • Handover dates at Azizi Venice—

its own releases moved the dates of the same buildings three times, then stopped giving dates; on 12 September 2026 no building at Azizi Venice had an announced handover, while its other projects get handover releases

  • Ownership structure—

beyond the founder and chairman and the group chief executive, no shareholdings or legal entities are named, and Azizi Group appears in its material without a definition

  • The hotels—

the company says it is building 50Azizi five-star hotels and one seven-star, but names none of them and no operator, and none has opened

  • Projects abroad—

the history page claims completed projects in six countries and names none of them

  • On time or late—

neither can be supported: its own releases contradict the on-time claim, and the claim of delays rests on review sites and broker pages, not documents

  • An index of completed projects—

the current site has none, though an older one did, and its releases have disappeared from the site before
