Binghatti as a counterparty: new projects
Binghatti before you sign: private shares but listed sukuk and a Moody's rating, every project under one legal entity, and the towers finished in 2026.

The company
Private shares, listed debt
No audited accounts are published, but its debt is listed in London and Dubai and rated by Moody's — the part checked by someone outside the company.
Binghatti was founded in 2008 by Dr Hussain Binghatti and is run by members of his family. It describes itself as one of the largest privately held developers in the UAE, and the issuer on all of its financial releases is Binghatti Holding Limited.
The scale figures are the company's own. Its release of 15 October 2025 counts 11,935Binghatti units sold since the start of that year, 13Binghatti projects launched, a portfolio of AED 80bnBinghatti and about 38,000Binghatti units in development. Its 2024 brochure spoke of over AED 30bnBinghatti, 2024 and 20,000Binghatti, 2024 units handed over by then. The two describe different bases, and neither has been adjusted to match the other.
- 2008Founded by Dr Hussain Binghatti
Named after his late father, by the company's own about page. Muhammad Binghatti is chairman, Ahmed Binghatti vice-chairman and Katralnada Binghatti chief executive, by the same page. The year is published and nothing finer.
- Aug 2025A sukuk listed on the London Stock Exchange
Listed on 15 August 2025, by the date and title of the company's own release. The shares are not listed anywhere; the debt is.
- Nov 2025A debut green sukuk listed on Nasdaq Dubai
Listed on 6 November 2025, the second listed issue, by the company's release of that date.
- Dec 2025GlobalCapital names the 2030 sukuk a corporate bond of the year
CEEMEA Corporate Bond Issuance of the Year, by the company's release of 23 December 2025. The award is external and checkable by its name.
- Mar 2026Moody's affirms a Ba3 corporate family rating, outlook stable
In the developer's release of 25 March 2026, Moody's is quoted as counting about AED 11.3bnBinghatti of available liquidity against about AED 2.4bnBinghatti of committed spending. We have not seen the rating report itself; the figures are Moody's as the company relays them.
- Apr 2026Binghatti Apex recorded as finished
Completion dated 23 April 2026 in the Land Department's register, for the project in Al Barsha South Fourth. It is one of 2Land Department projects of the company with status FINISHED in the snapshot.
- Jul 2026Binghatti Pinnacle recorded as finished
Completion dated 30 July 2026 in the register, for the project in Al Jadaf.
- —Delivery record: totals only
The company publishes aggregates and no list of what was handed over, where and when. The register's two dated completions above are the only dated handovers found.
Who signs
Every project under one legal entity
Unlike developers that register each community to a separate company, Binghatti's projects in the Land Department's snapshot all stand under one entity: Binghatti Developers FZE, developer number 1051.
That name does not appear on binghatti.com, where the financial releases speak for Binghatti Holding Limited. The Land Department's developer feed also lists a Binghatti Development L.L.C (Branch), registered on 14 April 2026, with no project under it in the snapshot.
Each registered project carries its own escrow account in the register, with the exception of four pending rows that had none on the day of the snapshot. Ask for the entry of the building you are looking at and we send the entity, the project number and the escrow account as the register holds them.

Projects
Registered projects under its name
Under Binghatti Developers FZE stand 36Land Department registered projects — 29Land Department active, 5Land Department pending, 2Land Department finished, 32,042Land Department units in all — counting only projects dated 2026, so this is a minimum, not the whole portfolio.

A project of theirs not listed here
By zone: towers in Al Jadaf and Business Bay, among them Burj Binghatti Jacob & Co Residences; a group in Al Barsha South; four projects in Nad Al Shiba First, three of them under the Maybach name; Skyflame and Square in Wadi Al Safa 3; and Hillviews and Hillside, whose 2026 sales the Land Department records under Dubai Science Park.
Binghatti Hills is the exception worth knowing. The Land Department recorded 87Land Department off-plan sales under that project name in 2026, so it is registered and sold, yet the register snapshot has no entry for it, and without one there is no project number or escrow account to show. Name the building and we check it.
Not published
Totals only, no list of handovers
The sukuk listings, the rating and the Land Department's records can be checked; sales volume, market share and earnings are the company's word alone.
What a buyer needs is a list of handovers: this building, this date, this many homes. The company publishes totals, and the register's snapshot shows two dated completions; there is no list in between.
- Audited accounts—
results come as press releases, with no annual report or auditor's opinion on its investor pages, and the sukuk prospectus that would carry them is not on its public site
- Delivery, project by project—
every handover figure it publishes is a total, and its share of Dubai's completions is attributed to a third party whose data we have not seen
- The legal entity, in the company's words—
binghatti.com names Binghatti Holding Limited as issuer but never Binghatti Developers FZE, the name on every project in the Land Department's register, so check which company signs your sale agreement
- Ownership—
the company describes itself as privately held and publishes nothing about who holds what
- Superlatives—
first, only and record-breaking appear on its own pages with no independent source
- Planned against actual completion—
the Land Department register holds a planned end date for every project; they are used to assess the developer, not printed as a verdict
- Binghatti Hills: price, handover and inventory—
on 12 September 2026 its own site listed the project as available with its only unit card sold out, the handover quarter had passed with no new date, and the Land Department register had no entry for it
