Living here
A place of work first
Run by TECOM Group and twenty years old in February 2026, Dubai Science Park sits in Al Barsha South on Umm Suqeim Street, between Al Barsha and Dubai Hills Estate.
Read the operator's pages and the homes come last: laboratories, warehouses, a coworking space and a retail centre, My City Centre Al Barsha, come first. The residential names the operator gives are Montrose Residence and Villa Lantana. The towers that sell here — Binghatti Hillviews and Hillside, Skyhills Astra, SAAS Hills — are the developers' own descriptions of the district, not the operator's.
Nothing here is within a walk of the metro. It is a district of cars and buses; the drive times are beside the plan.

Mostly off-plan towers, some older resales
Most flats registered here in 2026 were off-plan in towers still being built, and a smaller number were resales in older buildings, all filed under the area name Dubai Science Park.
A median per square metre mixes studios with larger flats and new towers with old, so treat it as a level. Name a building and a format and we send the sales registered against that project this year and what is asked for it today.
