Living here
Houses, a town centre and a man-made beach
Emaar is the master developer here, so one company answers for the beach, the town centre and the roads inside the gate.
Here the community and the project are the same thing, and Emaar is its master developer. At its beachfront community that is not the case, and the difference shows up years later in who is answerable when a promised amenity is late.
The amenity areas are Emaar's own, and no release repeats them. Emaar's list of nearby communities also links a marina on the far coast, which is catalogue navigation rather than geography.

- What is built hereVillas and townhouses
There are no apartments in the community. The catalogue footer on the developer's page says apartments and villas; that is a template line of the catalogue, not a fact about this place.
- Phase two200 hectares
Emaar's own figure on its inventory page, in that page's unit; no release repeats it.
- OwnershipSet by Regulation 3 of 2006
Regulation 3 of 2006 lists the areas of Dubai where a buyer of any nationality holds freehold; this plot's entry in it has not been checked yet.
Prices
Villa prices by phase and unit
Sales have run since 2019, and on 12 September 2026 Emaar's page priced remaining villas in just one of the two dozen phases it names.
Ask and we send what is left across all the phases, which comes through the brokerage rather than off Emaar's page, with the numbers worked out for the house you pick.
- For the communitynot published
Unlike at its beachfront community, Emaar prints no starting figure for The Valley as a whole, and one phase's remainder is not a community price.
- Asking pricesOne phase, unit by unit
On 12 September 2026 Emaar's inventory page showed remaining villas in a single sub-project, each with its unit number, area and price; a price tied to a unit number goes when the unit does.
- EstimatesNone
No price here is an area multiplied by a rate; each is an asking price or a median of registered sales.
- Orania cluster, registered salesAED 15,263/m²DLD
The median of 73DLD villa sales registered with the Land Department between 1 January and 17 September 2026 — a price actually paid, not asked; our computation on the open-data snapshot.
- Nara cluster, registered salesAED 15,687/m²DLD
The median of 57DLD villa sales registered with the Land Department between 1 January and 17 September 2026 — a price actually paid, not asked; our computation on the open-data snapshot.

Two dozen phases of villas and townhouses
On 12 September 2026 Emaar's page named Eden, Nara, Talia, Orania, The Farm Gardens, Elora, Rivana, Nima, Alana, Farm Gardens 2, Lillia, Velora, Venera, Avena, Avena 2, Velora 2, Farm Grove, Kaia, Elva, Elea, Rivera, Vindera, Ovelle and Avelia, with the villas at three to five bedrooms and most townhouses at three to four — its catalogue on that day, not an official list of phases.
