Living here

A sector name, not one community

What you actually buy here is a community inside the sector, such as DAMAC Lagoons or DAMAC Islands, because Dubailand itself has no boundary.

Dubailand was announced in 2003 as a leisure and residential sector along Emirates Road. Dubai Holding still lists it among its master plans, but the Land Department does not use Dubailand as a unit and records the plots under cadastral names such as Al Hebiah, Al Yelayiss and Wadi Al Safa. That is why a search for Dubailand in the Land Department's data returns nothing, and why a figure for the size or the population of Dubailand cannot be checked. The only area name in the transaction data that carries the word is Dubai Land Residence Complex, a neighbourhood off Emirates Road, and the drive times start there. The metro does not come here either: the Blue Line announced on 9 November 2025 has 14Dubai Media Office stations over 30 kmDubai Media Office, opens on 9 September 2029, and none of its stations is in this sector.

What runs is Global Village, whose thirtieth season opened on 15 October 2025, along with Dubai Autodrome in Motor City and IMG Worlds of Adventure. What does not is a longer list than the brochures print: Universal Studios Dubailand was cancelled in 2016, and construction of the F1-X park in Motor City stopped, both by press reports.

  • Official boundarynone

Neither the Land Department nor Dubai Municipality defines one, so Dubailand has no official area or population.

  • Global Village, season 2910,500,000Dubai Media Office

Visitors by the season's close on 19 May 2025, by the Dubai Media Office, after 10,000,000Dubai Media Office in season 28. No government release places Global Village inside Dubailand; it is near, not a part.

  • Al Hebiah Fifth, registered projects10DLD

The cadastral zone the Land Department files DAMAC Lagoons under; the renamings table names it the former Golf City.

  • Al Yelayiss 1, registered projects12DLD

The zone of DAMAC Islands. The zone has no older name in the Land Department's renamings table.

  • OwnershipFreehold

Every sale registered in 2026 in Al Hebiah Fifth, Al Yelayiss 1 and Dubai Land Residence Complex is recorded as freehold.

Prices

What buyers paid, zone by zone

Villas sold as Dubailand are registered in zones such as Al Yelayiss 1, where thousands of villa sales were recorded in 2026, and flats in Al Hebiah Fifth and Dubai Land Residence Complex, each zone with its own price level.

These are zone levels, not the price of a particular villa. Name the community and the format — a townhouse cluster in DAMAC Islands, a villa row in DAMAC Lagoons — and we send this year's registered sales for that project and what it is asked today.

  • Al Yelayiss 1, villas3,411DLD

Villa sales the Land Department registered in the zone between 1 January and 17 September 2026, all before completion. No median per square metre is printed: the register does not say whether a villa's area is the plot or the house.

  • Al Hebiah Fifth, flatsAED 19,749/m²DLD

The median of 1,602DLD flat sales registered in the zone in the same period, all off-plan, most of them in Valencia and Lagoon Views — prices actually paid, not asked; our computation.

  • Dubai Land Residence Complex, flatsAED 15,349/m²DLD

The median of 4,639DLD flat sales under the one area name in the Land Department's data that carries the word, 4,232DLD of them off-plan. This is also the point our drive times are measured from.

  • Villa price for Dubailandnot published

A sector without a boundary has no price. A villa price belongs to a community and a format; ask for one and we send the registered sales behind it.

New launches

DAMAC villa clusters and new tower projects

DAMAC Lagoons' villa clusters are registered in Al Hebiah Fifth and DAMAC Islands' in Al Yelayiss 1, each cluster its own project with its own escrow account, while in Dubai Land Residence Complex the sales of 2026 went to 91DLD named projects, the busiest Samana Boulevard Heights, Le Blanc Residence by Imtiaz and Cybele by Wadan.

  • Other projects

Name the cluster or the building and we send its Land Department entry today, with the project number and the escrow account.
