Living here
A name developers use, with no boundary
What you buy is a community inside it, such as Sobha Hartland or District One, because no authority publishes the city's boundary.
Announced on 24 November 2012 by Sheikh Mohammed bin Rashid Al Maktoum, the city has no published boundary. Sobha says Sobha Hartland is in it and Emaar says Dubai Hills Estate is; the Land Department files the Hartland projects under the cadastral zone Al Merkadh. Of what was announced in 2012, District One was built, by Meydan Sobha, the joint venture of Meydan Group and Sobha Realty. The family park planned with Universal Studios was not, and Mall of the World is not on the site. Those are two different stories from the cancelled Universal Studios of Dubailand, and they are often mixed up.
The neighbours with a history are Nad Al Sheba, where the Nad Al Sheba Racecourse opened in 1992 and hosted the first Dubai World Cup in 1996, and Meydan Racecourse, which replaced it and opened on 27 March 2010. Ras Al Khor Wildlife Sanctuary lies to the north-east, and the Dubai Water Canal, opened on 9 November 2016, to the north-west. The metro's Blue Line, approved and not yet built, stops at Ras Al Khor Industrial Area on this side of the city and nowhere in Meydan or Nad Al Sheba.

- Official boundarynot published
No Dubai authority publishes one. Sobha and Emaar each place their own communities inside Mohammed Bin Rashid City in their own materials; the name is used here on their word, not as an administrative fact.
- Ras Al Khor Wildlife Sanctuary10.13M m²Dubai Municipality
Protected since 1 March 1998 and a Ramsar wetland since 2007, by Dubai Municipality. It lies next to the Sobha Hartland towers; whether it is administratively part of the city is not published.
- Birds in winterup to 25,000Dubai Municipality
Of over 201Dubai Municipality species, by Dubai Municipality. That is all birds, not flamingos; the flamingo counts in circulation have no primary source.
- Al Merkadh, registered projects6DLD
The cadastral zone the Land Department files the Sobha Hartland projects under; the name to search on in its data.
- OwnershipFreehold
Every sale registered in 2026 under Sobha Hartland, MBR District 1 and Al Merkadh is recorded as freehold.
Prices
Three area names, three price levels
The Land Department never uses the name Mohammed Bin Rashid City: sales are filed under Sobha Heartland, as it spells it, MBR District 1 and Al Merkadh, each with its own level.
A median per square metre mixes studios with four-bedroom flats and old towers with new ones, so it is a level, not a price. Name a building and a format and we send the sales registered against that project this year and what is asked for it today.
- Sobha Hartland, flatsAED 21,341/m²DLD
The median of 738DLD flat sales the Land Department registered under the area name it spells Sobha Heartland between 1 January and 17 September 2026, 668DLD of them of finished flats — prices actually paid, not asked; our computation.
- District One, flatsAED 19,841/m²DLD
The median of 110DLD flat sales under the area name MBR District 1, all of finished flats. A small sample, and no single building holds half of it.
- Al Merkadh, flatsAED 22,345/m²DLD
The median of 87DLD flat sales in the cadastral zone, most of them in Sobha Creek Vistas Heights and nearly all off-plan.
- A price for the citynot published
Without a boundary there is no average for the city, and the three lines above are three different places. For single towers see Sobha Hartland.
