Sobha as a developer: record and projects
Sobha Realty before you sign: a private Dubai company, separate from the listed Sobha Limited in India, and its projects from Sobha Hartland to Sobha One.

The company
Two companies with one name
Sobha Realty in Dubai is private and files nothing; the listed Sobha Limited in India is a different company, and its figures do not apply.
The group starts in 1976 in Oman, where P. N. C. Menon founded an interior fit-out firm. Sobha Developers followed in Bangalore in 1995 and is today the listed Indian company. Sobha Realty was founded in Dubai in 2003 and describes itself, in its own words, as privately held.
The confusion is worth naming because it is common in other people's copy: the market capitalisation quoted for Sobha belongs to the Indian company, and placing it beside a Dubai project misstates the size of the developer who would actually be building it. No financial figure here crosses between the two.
- 1976The founder's first company, an interior fit-out firm in Oman
P. N. C. Menon, on Sobha's own Legacy page. Its release of July 2026 marks fifty years from that year.
- 1995Sobha Developers founded in Bangalore
A different company. Sobha Limited is listed in India and files there; none of its figures belong to the Dubai developer.
- 2003Sobha Realty founded in Dubai; privately held
The wording is the company's own. A private company publishes no audited accounts, and this one publishes none.
- July 2026Own release: the largest annual handover in its history
6,819Sobha units in Dubai across the year, about AED 21.6bnSobha of sales value, which the release says exceeds every previous handover added together. It does not state that earlier sum.
- SalesOwn release: bookings by year
AED 30bnSobha in 2025, up 30%Sobha on the year before; AED 15.5bnSobha in 2023, up 51%Sobha. Both figures are the company's own.
- —Delivery record: not published
Sobha publishes no cumulative number of homes handed over and no project-by-project list. The register shows 3Land Department finished projects among 9Land Department in a partial snapshot — a handful of points, not a record.
Who signs
All Dubai projects under one entity, Sobha L.L.C.
Sobha says it keeps design, engineering, construction, interiors, facades, glazing, joinery and furniture manufacture in-house — its own account, which cannot be checked.
In the Land Department's register its Dubai projects stand under a single entity, Sobha L.L.C. That is unlike DAMAC, which registers each phase to a separate project company. Neither arrangement is better in itself, but it is the entity in the register, not the brand, that signs and holds the escrow account.
The register also uses its own place names: Sobha Hartland is filed under Al Merkadh, not under Mohammed Bin Rashid City. Ask us for the register entry and you get the entity, the project number and the escrow account.

Communities
Sobha Hartland and its other master plans
Sobha names 16Sobha master plans in the UAE; its Dubai menu lists Sobha Hartland, Hartland II, Sanctuary, Central, Elwood, Reserve, Solis, Orbis, SeaHaven, One, Verde, The S and Skyparks, plus Sobha City in Abu Dhabi and two developments in Umm Al Quwain, and by its own figures puts Sanctuary at AED 50bnSobha and Sobha City at AED 40bnSobha.
- Dubai
Sobha's gated towers and villas in Mohammed Bin Rashid City: a price, floor area and handover month for every tower, minutes to Downtown, no payment plan yet.

Name the project and we send what is registered, what Sobha has published and what it has not, each with its source.
Not published
No delivery record and no payment plans
Sobha publishes no running total of handovers and no payment plans, and its on-time claim cannot be checked.
Sobha is quoted saying it delivers all its projects on time. There is no record to test that against, and in a sentence about a purchase it reads as a guarantee, which it is not. What the register does show is a small number of finished projects with dates on them, and a small number is not a record.
- Homes delivered to date—
no cumulative figure exists in any Sobha material; the July 2026 release says its year exceeds all previous handovers together and never states that total
- Delivery, project by project—
no list of project, date and homes handed over is published
- Share delivered on time—
the company's interview claim that it delivers everything on time cannot be checked, and it is no guarantee
- Audited accounts of the Dubai company—
it is private and publishes none; the listed Sobha Limited files in India and is a different company
- Ownership structure—
only the word privately held and the founding family are documented; the shareholding itself is not published
- Payment plans—
published for none of its communities, and prices or floor areas cannot stand in for them
- Project and escrow numbers—
not on the developer's site; they exist and are requested from the Land Department project by project
- Release dates—
its newsroom dates releases by day and month with no year
